Planning Division 


The Planning Division ensures that changes to the community's physical environment comply with applicable land development policies - reviewing plans for proposed development for compliance with city zoning requirements. Such development proposals include review of preliminary and final plats, special use permits, variances, special exceptions, subdivision plans, site plans and sign permits. The division also answers questions from property owners, applicants, and other members of the community about zoning requirements and provides staff support to the Planning Commission and the Board of Zoning Appeals.

Zoning and Land Use Ordinance -The Zoning and Land Use Ordinance contains written regulations controlling the manner in which property may be used in each of the city's zoning districts.

Subdivision Regulations -The Subdivision Regulations regulates the division of a tract or parcel of land into two or more lots, sites, or other divisions requiring new streets or utility construction.

Home Occupation-An activity for gain or support which is conducted by a person on the same lot (in a residential district) where such person resides.

Planning Commission-The Maryville Regional Planning Commission consists of nine members chosen by the Mayor that includes one legislative representative (City Council), a Mayor designee (either the Mayor or someone he appoints to represent him) and one member that resides outside the city limits but inside the City's urban growth boundary. The commission meets the third Monday of each month at 5:00 p.m in the Council Chambers. For more information, call 273-3500.

Board of Zoning Appeals-The Maryville Board of Zoning Appeals is a five member board appoined by the mayor to hear appeals. The board meets the third Thursday of each month at 5:00 p.m. in the Council Chambers. For more information, call 273-3500.
