                                                                                                                                                                      ABOUT MARYVILLE PROPERTY TAXES  
                                                                                                                                                                      The City of Maryville Financial Services Department is responsible for the collection of all city property taxes including personal and public utilities taxes. The City tax year runs from January 1 to December 31 of the current year.

                                                                                                                                                                      Taxes are due and payable without penalty from September 1 to November 30 of the current tax year.  If payment is not received by November 30, penalties and interest begin accruing December 1 at the rate of 2.33%  per month.  All unpaid real estate taxes are turned over to the Blount County Clerk and Master's Office for collection 15 months after the December 1 date.

                                                                                                                                                                      Please note that the City of Maryville's penalty dates do not concur with other city, county, or state tax dates.  According to the Maryville Municipal Code, penalties are fixed by City Council and cannot be waived.  Property tax notices are not required by state law but are sent to you as a courtesy and reminder.  If your taxes are paid through a mortgage lender, tax information will be sent to the lender upon their request. 

                                                                                                                                                                      Property tax assessments are made by the Blount County Property Assessor and certified to the State of Tennessee.  City taxes are figured based on these assessments.

                                                                                                                                                                      For the year 2011 the property tax rate for the City of Maryville is $2.17 per $100 assessed value.  If a property owner has questions regarding their assessment, they should contact the Blount County Property Tax Assessor's office at (865) 273-5850.  If you have a question regarding your City taxes, call (865)273-3499.

                                                                                                                                                                      The City of Maryville annually reconsiders its tax rate as it deliberates budget needs.  You can compute your tax amount to see how tax increases/decreases will affect you.  You must know your appraisal value provided by the county tax assessor's office.   To compute the assessed value, multiply the appraisal amount by 25% if your property is residential, 30% if your property is commercial personal property and 40% if your property is commercial.  Take the assessed value of your property and divide it by $100 and then multiply that by the tax rate. Example:  $100,000 x 25% = $25,000/100 x 2.17= $543.00.

                                                                                                                                                                      PERSONAL PROPERTY TAX  
                                                                                                                                                                      1. State Law requires business owners to pay Personal Property Tax on items such as equipment used in business.  A business located inside the city limits will be liable for personal property tax with the City of Maryville & Blount County.
                                                                                                                                                                      2. The amount of Personal Property Tax is determined by an appraisal on items used in the business and tax rate.  In January of each year, business owners should receive a form to fill out to report the value of assets used in their business.  You must complete a form each year and return it to the Property Assessor's office or an appraisal will be forced by State law. 
                                                                                                                                                                      3. You will be billed for personal property for the City of Maryville in September and for the Blount County in October.  These bills will be separate from real property. 
                                                                                                                                                                      4. If you close the business, you must immediately and officially notify the City of Maryville tax department, Blount County Clerk's office and the Property Assessor's Office of this action.
                                                                                                                                                                      5. State law requires if your business is open January 1 you will be liable for the entire year.
                                                                                                                                                                      6. Personal property tax may be taken as a credit on your business license return.

                                                                                                                                                                      METHOD OF PAYMENT
                                                                                                                                                                      You may pay your City of Maryville taxes in person at the City Municipal Center with check, cash, Visa or MasterCard. The Municipal Center is located at 400 W Broadway Maryville TN 37801. City taxes can also be paid at most local banks if paid by November 30.  You may also pay city property taxes by mail remitting the top portion of your notice with a check or money order made payable to City of Maryville 410 W Broadway Maryville TN  37801.  Please include a self-addressed stamped envelope for a printed receipt.
