​​The City of Maryville’s Property Tax is collected annually by the City. The Property Tax amount is based on the assessed value of your property combined with the tax rate that is set by the City each year. Appraisals and assessments are set by the Blount County Property Assessor. The City of Maryville is only responsible for collecting the Property Tax.
Property Tax
Tax on real property comprised of land and any buildings/structures on the land.

Tangible Personal Property Tax (also called Commercial Personal Property) Tax on business property that can be physically relocated such as furniture, fixtures, vehicles, raw materials, tools, billboards and leased equipment.

Both Property and Tangible Personal Property are paid annually to the City - as well as to Blount County. Blount County provides assessment values of property.

​Property taxes comprise approximately 50% of the City's general fund revenue. Taxes pay for the services that the city funds, administers and operates for citizens.
​
​Rate - $2.27 per $100 assessed value
City Council deliberates property tax rates annually based on budget needs.

Tax Notices
Tax Notices are mailed in mid to late August each year and are payable through November 30th and become delinquent December 1st. 2.33% penalty & interest will be added to delinquent Property Tax beginning December 1 & each month thereafter until paid in full. 
 
Tax Notices are not required but sent as a courtesy reminder. Failure to receive a tax notice does not permit nonpayment of taxes. If you do not receive your notice, please notify our office immediately. Whether you or your mortgage company pays your taxes, you will receive a tax notice. Please notify the Blount County Property Assessor if your mailing address changes. 

Official Tax Roll
According to State Law, the official tax roll is as of January 1 of the tax year. If you buy/sell property during a tax year, the owner’s name on the official tax roll will be the owner as of January 1. If you purchase property during the tax year and do not receive a tax notice, please call our office to check the status of the property taxes.

​Maryville tax due/penalty dates do not coincide with other jurisdictions. 
Please read the following information:

January 1 to December 31 - Tax year
​
September 1 - November 30
City of Maryville payments Due and Payable

​December 1 - Taxes are delinquent
City of Maryville tax bills are delinquent as of December 1. Any payments received after this date will have penalties and interest applied and will accrue at a rate of 2.33% per month. Penalties are set by City Council and cannot be waived as set forth in the 
Maryville Municipal Code.

April 1
All unpaid real estate taxes remaining delinquent for 15 months after December 1, will be turned over to the Blount County Clerk and Magistrate's Office and suit filed. 

October 1 - February 28 
County tax notices are due and payable without penalty. Please contact Blount County Trustee with questions.

March 1
Blount County taxes are delinquent. Please contact the Blount County Trustee with questions.

Property Tax Relief Program
The State of Tennessee offers a Property Tax rebate application for homeowners age 65 or older and whose total combined annual income from all sources for all owners (including spouse) is not over $31,600. The annual income limit is set by the State & changes yearly. A rebate may also be available to certain totally & permanently disabled taxpayers who meet the same income limit, totally & permanently disable veterans, or widows of totally & permanently disable veterans. 
 
Tax Relief Application Process
The job of the City of Maryville is to assist homeowners with the application process. Property Tax Payments by Mail with stub: Property Tax Payments by mail - do not include your property tax payment with your utility payment. Property tax payments should be mailed to 412 W. Broadway Ave., Maryville, TN 37801. Please DO NOT send property tax payments to the utility lockbox, as this will delay payment and can result in additional penalties and interest being added. Include your property tax account number on your check or money order to help to ensure proper posting.

Pay Online - Utilities / Property Taxes

All credit/debit card payments and e-check payments will be assessed a non-refundable 2.85% transaction fee by the third-party vendors whether processed online, by using our automated IVR phone system or at the Municipal Center. This fee goes directly to the third party vendors for the service and will appear as a separate charge on your statement.

Property tax payments must be received by the City and/or postmarked by United States Postal Service (USPS) by the due date to avoid penalties. The postmark dates is imperative and used to determine if the payment was mailed on or before the tax deadline.

If you choose to wait until just before the delinquent date to mail your payment, we suggest that you personally witness the postmark being placed on your envelope.  If a payment is received after the delinquent date with a late or missing postmark, the payment is considered late and penalties will be added. 
 
CAUTION:
When making payments through your bank or banking online systems, please schedule your payments accordingly to be sure your payments arrive by the due date.  Many times, these types of payments are sent by bulk mail using a permit imprint and do not include a postmark.
 
Also, when mailing your property tax payment, please do not include the payment with your utility payment, if mailing to the PO Box. The PO Box is for utility payments only.
